Fees applying to all new tenancies from 1st June 2019

We may charge a tenant any or all of the following when required:

  1. the rent;
  2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
  3. a holding deposit of no more than one weeks’ rent;
  4. default fee for late payment of rent (after 14 days);
  5. reasonable charges for lost keys or security fobs;
  6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
  7. payments associated with early termination of the tenancy, when requested by the tenant; and
  8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.


  • Register your requirements.
  • View our property list online or contact the office.
  • Viewings will be arranged at times to suit you unless a tenant is still in residence.
  • Reserve a property by completing our registration form.
  • Provide Identification i.e. photo driving licence or passport and a recent utility bill.
  • The credit check and referencing procedure will be undertaken by a specialist company.
  • If an applicant is on full or part time housing benefit, a guarantor must also go through the above process.
  • We arrange a date for you to sign the Tenancy Agreement and pay your 1st months rent and deposit.
  • Complete the standing order so subsequent rent payments are deducted automatically from your account.
  • We provide a quotation for tenant’s contents insurance.
  • A member of staff will check you into your property to explain all the appliances and to talk through the inventory (full management only).
  • We will report meter readings to the gas, electricity and water suppliers.
  • We will inform the local council of your tenancy.
  • We do not deal with the telephone.
  • The deposit is passed to the DPS scheme in accordance with your tenancy agreement.
  • We will inspect your property every six months to report any issues to your landlord (full management only).
  • A member of staff will inspect the property and go through the inventory on the day of check out.
  • We request the return of the deposit via the DPS subject to a satisfactory check out.
