INTRODUCTION ONLY

For landlords who would like help in choosing a suitable tenant but are happy to look after the administration of rent, repairs and maintenance.

• Marketing of the property
• Accompanied viewings
• Identifying and referencing suitable tenants
• Preparing Assured Shorthold Tenancy Agreement
• Presenting inventory and schedule of condition
• Collection of first month’s rent and security deposit.

LETTING & MANAGEMENT PREMIER SERVICE

Suited to landlords who are looking for a full comprehensive service.

• Rental Valuation Visit (this service is offered free of charge and without further obligation).
• Marketing of the Property.
• Accompanied Viewings.
• Tenant Applications, including Credit Referencing & I.D. Checks.
• Preparing Assured Shorthold Tenancy agreement and legal notices.
• Inventory & Schedule of Condition, including photographic records of interior & garden.
• Arranging Landlord’s Gas Safety Certificate.
• Liaison with utilities suppliers, Collection of Rent, Inspections, Repairs.
• Check in, including collection of a deposit (equivalent of one and a half months rent) plus one months rent in advance.
• Credit monthly rental payments into landlords nominated bank account.
• Check tenants out at the end of the tenancy
• Process deductions from deposit and notifying outgoing tenants of deductions
• Periodic visual inspections of the property
• Arrange repairs and liaise with contractors and arrange access to property
• All communications with the tenant, including Assured Shorthold Tenancy Agreement disputes
• Handling of Notices & Check Out
• Annual updated valuation report.

PROSPECTIVE TENANTS

Find a home to rent can at times be a stressful and daunting task, at Thomas Jackson we are dedicated to help you find the ideal property that meets your requirements and to make the process as straight forward as possible.

If you are interested in the property, you will be given an application form to complete and asked to provide credit referencing fees of £40 per person.

Your application will then be processed and a decision made as swiftly as possible to enable you to organise your accommodation requirements quickly and easily.

Please note: Dependent on general conditions and the requirements of individual Landlords, certain criteria will apply (e.g. acceptance of pets, children, etc).

TENANCY DEPOSIT SCHEME

As of 6th April 2007 it became a mandatory requirement that all deposits are held in an authorised tenancy deposit scheme.  Deposits are protected to ensure:

• Tenants get all or part of their deposit back, when they are entitled to it
• Any disputes between tenants and landlords or agents will be easier to resolve
• Tenants are encouraged to look after the property they are renting
