You own the HIP!

Home Information Packs (HIPs) are now mandatory throughout England and Wales for all properties

The Government has introduced HIPs as part of wider reforms to cut carbon emissions from homes.

The purpose of the pack is to provide information earlier in the process, to improve speed and conclusion of property transactions.

HIPs provide important information and benefits for both buyers and sellers.

HOW WILL HIPS AFFECT SELLING

Properties marketed prior to 1st August 2007 are exempt and will not require a HIP (to be reviewed at the end of 2007)

Marketing can start as soon as a HIP is ordered. (to be reviewed at the end of 2007).

Failure to provide a potential buyer with a HIP will result in a fine (regulations ‘policed’ by Trading Standards)

Leasehold Properties

Until 1st June 2008 Leasehold properties will only need to include the Lease, other leasehold documents must be provided before contracts are exchanged.

WHAT DOES A HIP CONTAIN

The following documents are ‘Required and must be included in a HIP

• Index
• Sales Statement
• Land Registry Title & Plan
• Energy Performance Certificate
• Local Authority Searches
• Drainage & Water Searches

You can choose to include……

• Home Condition Report
• Warranties and/or Guarantees
• Additional Land Searches

HOW MUCH WILL A HIP COST?

When you purchase your HIP through our provider you own the HIP and not Thomas Jackson!
